Access to and use of these websites is subject to acceptance of the terms and conditions below which include our Privacy Policy. By accessing, using or obtaining any content, products, or services through this website, you agree to be bound by these terms & conditions. If you do not accept all of these terms & conditions, please do not use the website.

Welcome to Villa Gorilla Vacation Homes, LLC. we hope you will have an enjoyable experience staying with us. This page provides our standard terms and conditions of rental for guests. Villa Gorilla Vacation Homes, LLC, hereinafter referred to as the Villa Gorilla, or the owner of the property, hereinafter referred to as the Owner, offer the short term rental/letting of the Property named on the Rental Agreement (a copy is supplied on booking of your vacation property), to the person of 21 years or over named as the Party Leader and to the named party members (on the Rental Agreement), hereinafter referred to as the Guest, under the terms set out below.

Villa Gorilla requires a minimum 3 night's stay. Any stay less than 7 nights will be subject to a cleaning charge that is dependent on the size of the property.

Every property is inspected before check in and after check out. An additional cleaning charge may be levied if the property is found to be in an unreasonable state.

Payment Policies

When you make your reservation we require $200 or 20% deposit of the rental amount which ever is the greater this is a non-refundable deposit, which is applied to your rental cost. The remaining balance will be due 30 days prior to check-in and is non-refundable at that point. We will automatically take the balance from the credit card that is on file unless the guest advises us of alternative payment method before the due date. Once the full payment has been processed, directions and key instructions will be sent to the guest. You must have a valid credit card to book online. If you do not have (or wish to use) a credit card you can call our office at (407) 401-6982 to arrange an alternative payment. No reservation is effective until receipt of final payment. There is a one time cleaning fee which is applicable to all stays for 6 nights or less. We accept all major credit cards, personal, certified checks and money orders. Any check returned by the bank for whatever reason will be charged a $40 statutory fee and possible cancellation of reservation and all rights and privileges hereunder. All rates are plus 11%-13% tax.

There will be a $75 Unintentional Damage Waiver & Processing Fee. A $50 nonrefundable Damage waiver Fee is required for all reservations. A valid credit card number is required on file Visa, Master Card or Discover Card in addition to the $50 Unintentional Damage Waiver. The Unintentional Damage Waiver Fee is a nonrefundable Fee that relieves the guests of the cost for unintentional and incidental damage to the rental property and its contents not to exceed the amount of coverage (up to $500 of unintentional damage). The Unintentional Damage Waiver does not cover intentional damage, theft, unauthorized pets, late check-out after 10a.m. on departure date, early check-in before 4p.m. on arrival date, smoking, exceeding occupancy limits, parking limits, extensive cleaning, unauthorized entry into the owners closet, and any other charges which may be levied against the management company or rental property including any fines imposed by the City, County, State or Home Owners Association as a result of any law, ordinance rule or regulation or any fines or cost levied against guest or visitor of guest. The guests will be notified in writing of any excess damage costs. Any excess damage costs will be charged immediately to the guest credit card. The $25 processing fee covers our administrative costs.

Taxes

Florida Law requires that sales tax and occupancy hotel-motel tax be collected on all rentals. The tax rate is currently at 11%-13%. Tax requirements are subject to change by state and local taxing authorities.

Check In/out

Once full payment has been received, directions and instructions for the key will be sent. Check in time is after 4pm on the day of arrival. Early check in of 12pm can be requested by calling our office at (407) 401-6982 and is subject to availability and a processing charge. Please note: Due to the nature of vacation rentals, cleaning services can require additional time. Check out time is at 10am on the day of departure. Failure to vacate the property after 10am will incur a charge equal to an extra days rent. The fees or charges do NOT imply that tenants can stay at the premises. They will be asked to leave or will be removed. The registration form should be completed within 24hr to protect the tenants from prior damages. The form can be left under the door mat to be picked up by our personnel.

Pool Heating And Safety

Guests are responsible for the safety of themselves, their children, and their guests. All pool homes have Pool Door Alarms and/or Child Safety Fences. According to Chapter 515.33 of the Residential Swimming Pool Safety Act: Anyone tampering with or disconnecting pool alarms commits a misdemeanor of the second degree, punishable by a $5000 fine or one (1) year in jail. Pools are for the use of property residents and guests only. There is an extra charge for the heating of the pools. Pool heat cost is $25 per day with a 7 days minimum charge. Please note: that most pools take up to 48 hours to heat from the time turned on. Also note: Electric pool heaters may not provide adequate heating if the air temperature drops below 55 degrees Fahrenheit. Electric heating pumps do not operate effectively below this temperature, and failure of such devices to heat the pool is outside of our control, and is regarded as an act of nature. Villa Gorilla Vacation Homes, or the property owner cannot be held responsible for any malfunctioning heater. Please inform our office as soon as possible if your pool equipment is not working properly. No compensation will be given for a malfunctioning heater. Pools will be cleaned weekly, but occasionally debris will find its way into the pool. We have provided each pool with a net for such an occurrence.

Parking

The availability of parking spaces varies with the properties. Please contact the office for more information on restrictions for trucks, campers, boats, etc.

Cancellation Policy

If for any reason the guest cancels this agreement more than (30) days from the arrival date the reservation deposit will not be refunded. There are no cancellations permitted within (30) days of guest arrival date. All amounts paid (reservation deposit, extras including BBQ, high chair, crib, pool heat and final payment) will be forfeited. Failure to pay the final reservation payment in a timely manner will be considered a cancellation and will result in forfeiture of the reservation deposit. All requests for a cancellation must be made in writing.

Complaints

Any unsatisfactory issues must be reported to the Villa Gorilla Vacation Homes office. We do not issue refunds for any issues that are beyond our control such as power outages, cable outages, appliance malfunctions, water outage, etc. We cannot issue a refund for any inconveniences that the office has not been informed about. We endeavor to keep our properties in the best possible conditions, should a problem occur, we will make every effort to rectify the situation as quickly as possible. If the situation cannot be resolved in a reasonable amount of time, we will offer alternative comparable accommodations. If you decide to leave early, no refund will be issued.

Moving Bookings

Villa Gorilla Vacation Homes will strive to comply with all reservation requests for specific vacation residences. However, due to changes in residence ownership, unforeseen mechanical problems, or any other circumstances, we cannot guarantee a specific rental property. We reserve the right to change assignments without notice or liability should the property become unavailable to a home of equal or better standards at no extra cost. Villa Gorilla has the right to cancel a booking on the owners behalf at any time prior to arrival. Should this occur, all monies paid will be refunded and Villa Gorilla Vacation Homes nor the property owner shall be liable for any damages caused from cancellation. The guest will be offered to move to an alternative and comparable property at no extra cost.

Liability Limitations

Villa Gorilla can not be held responsible for Force Majeure or any unforeseen circumstances that are out of our control. These include, but not limited to adverse weather, natural disasters, civil disobedience, or acts of war. No refunds will be given in such an occurrence. Guests are recommended to take out an adequate travel insurance, provided by their local agent. Villa Gorilla Vacation Homes and the property owner cannot be held responsible for any accidents, theft, illness or damages that may occur to the guests. It is the guests responsibility to protect the property and its contents against damages, theft or loss. In the event that property of the Guest is lost or stolen, the Guest should advise the appropriate authority first, and then Villa Gorilla Vacation Homes, of the lost or stolen items. Villa Gorilla Vacation Homes will either make good and secure the Property, or will transfer the Guest to another Property, where the original cannot be secured, and this will be the extent of its liability to the Guest under such circumstances. Most of the properties have privacy locks which do not have an outside keyed access. For this reason we ask that you do not leave by the garage door as it is easy to forget about the privacy lock and you may find yourselves locked out. In such instances the only way in will be to call a locksmith for which the guest will be liable for all costs associated. Villa Gorilla Vacation Homes and its agents may enter the Property at any time, without notice, for the purposes of protection and/or maintenance of the Property. Wherever possible, we will provide notice to the Guest prior to such entry.

Maximum Occupancy

The following are only guidelines, as some of the properties do not have sleeper sofas or pull out beds. Please check the properties individual descriptions for the actual capacities. By state law, occupancy may not exceed what is posted for each home. Management reserves the right of eviction for unauthorized occupancy (maximum occupancy standards are regulated by the county fire chief and local authorities ). Maximum occupancy includes infants and children.

Initial Supplies

The rental property will have an initial supply of toilet rolls (1 per bathroom), travel size soap and (2) trash bags. The property will be fully furnished with kitchenware, bath towels and bed linens for all beds. The property will be cleaned and serviced prior to you arrival. All properties are "Self Catering." They are fully equipped and furnished. You will need to provide food and other supplies as needed.

Pet Policy

Villa Gorilla Vacation Homes can provide pet friendly accommodations, please notify the office for more details. Pets that are brought without prior notification will incur a charge of $500 to be applied to your account.

Smoking Policy

Smoking is strictly forbidden inside the property. Many owners allow smoking on outside patios or terraces. Evidence of smoking inside the property will result in immediate eviction and forfeiture of all amounts paid and will result in additional fine of $1000 this will be charged against the credit card on file.
